How to Find an EPC Certificate by Postcode (Free, 2026 Guide)

Looking up an EPC takes 30 seconds if you know where to search. Here is the fastest free route, plus what to do if no certificate exists.

Whether you are buying, renting, selling or just curious about your bills, every property in England and Wales should have an Energy Performance Certificate (EPC) on the official Government register. This guide shows you the fastest, free way to find one by postcode, with no sign-up and no upsell.

The fastest way: search by postcode

The official EPC register lives at epc.opendatacommunities.org, but the interface is dated and the export is clunky. The simpler route:

    1. Open the free Sapling EPC lookup.
    2. Enter the full UK postcode (e.g. SW1A 1AA).
    3. Pick the address from the list.
    4. View the rating, recommendations and lodgement date instantly.

Sapling pulls live data from the same Government register, then explains it in plain English so you do not need to decode SAP scores or lodgement codes.

    What information you will see

    • Current rating (A–G) and energy efficiency score (1–100).
    • Potential rating after recommended improvements.
    • Estimated annual energy cost for heating, hot water and lighting.
    • CO₂ emissions in tonnes per year.
    • Recommended measures with indicative costs and savings.
    • Lodgement date and expiry, EPCs are valid for 10 years.

What if there is no EPC for the address?

Properties built or marketed before 2008, or those exempt (listed buildings, places of worship), may not have one. If your property has no certificate, or the certificate is over 10 years old, you need a fresh assessment from an accredited Domestic Energy Assessor.

In Surrey, London and the South East, our partner Micro Green Energy can quote a domestic survey. Elsewhere, search the official accredited assessor register.

    Common postcode search problems

    Address not appearing

Try the postcode without the second half first. New-builds can take 30+ days to lodge after handover.

    Wrong unit number

Flats and HMOs sometimes lodge with the building name rather than the flat number. Browse the full postcode list to spot it.

Multiple certificates for the same property

Always use the most recent lodgement, older ones are superseded but stay on the register for the audit trail.

Why pull the EPC before you buy, sell or let

Buyers use it to estimate annual running costs. Lenders increasingly factor it into green mortgage decisions. Landlords legally need at least an E (rising to C from 2028 for new tenancies, 2030 for all), see our MEES landlord guide. And if you are improving your home, the recommendations section is a free shortlist of high-impact measures, expanded in our D-to-C upgrade plan.

    Is it really free?

Yes. Sapling is funded by Intrinsicomms Digital and our retrofit partner network. The lookup, the explainer, the PDF export, all free, no card details, no account. Read more in about Sapling.
