EPC Rating and Property Value: What the UK Data Actually Shows

EPC ratings used to be a footnote on listings. Today they shape mortgage pricing, sale prices and rental demand. Here is what the data shows, and what to do.

For years, buyers ignored EPC ratings. Then energy bills doubled, lenders started pricing climate risk, and the certificate stopped being a footnote. Today an EPC affects what you pay for a mortgage, what you can charge in rent, and how quickly your home sells. The numbers are clearer than most homeowners realise.

The price premium for higher ratings

Analysis from the English Housing Survey and major lenders shows homes rated A or B sell at a measurable premium versus D-rated equivalents in the same area. The size varies by region, but the direction is consistent.

The drag works the other way too: F and G properties take longer to sell and often trade below comparable stock once running costs are factored in.

    Why mortgages now care

UK lenders are subject to Bank of England Prudential Regulation Authority (PRA) climate risk supervisory expectations and Treasury reporting on portfolio EPC profiles. The result: green mortgage products with lower rates for A/B properties, and tighter loan-to-value ratios (LTVs) for poorly-rated stock.

If you are remortgaging, pull your EPC first via Sapling and budget upgrades into the deal.

    The rental angle

Tenants now filter by running cost. Letting agents report higher void periods on E-rated stock and faster lets on C and above. Combined with MEES rules, the commercial case for upgrading rentals is stronger than ever.

How much does upgrading cost vs. add?

The economics depend on starting point. Moving a D to a C typically costs £2,000–£6,000 with funded routes available, see our D-to-C plan. Studies from Energy Saving Trust consistently show payback within 5–10 years on insulation-led upgrades.

What to do before you list

    1. Pull your current EPC with the free Sapling tool.
    2. If rated D or below, action the top three recommendations.
    3. Re-lodge the EPC before marketing, buyers and lenders see the new score.
    4. Check funded options under ECO4 first.

Where to get a fresh assessment

You need an accredited Domestic Energy Assessor. In Surrey, London and the South East, our partner Micro Green Energy handles surveys and retrofit assessments. Elsewhere, find an assessor via the official register.
