For landlords

Know where every rental property stands before the rules bite

Minimum Energy Efficiency Standards already restrict letting the worst-rated homes, and the direction of travel is stricter. Checking each address takes seconds and costs nothing.

    Where to start

    Four practical checks

    Current band

Confirm the rating on file for each address rather than relying on old paperwork.

    Certificate age

An EPC lasts ten years. Check the expiry before marketing a tenancy.

    Compliance risk

Identify properties near or below the lettable threshold first.

    Compliance guide

    Upgrade order

Use the certificate's recommended measures to sequence spend across the portfolio.

    Planning

Treat it as a portfolio problem

Landlords who wait until a tenancy ends to discover a rating problem end up paying emergency prices for works that could have been planned. Running every address through a lookup gives you a ranked list of which properties need attention and which are comfortably compliant.

Where a property genuinely cannot be improved to the required standard, exemptions exist but must be registered with evidence. Budget for the assessment work that evidence requires.

Our detailed breakdown of the incoming rules is on the landlord EPC requirements page.

    Landlord FAQs

    Compliance questions, answered plainly

What EPC rating do I need to let a property in England and Wales?

Under the Minimum Energy Efficiency Standards, a domestic private rented property must currently reach at least band E unless a valid exemption is registered on the PRS Exemptions Register. Bands F and G cannot be let without one.

Is the minimum standard rising to band C?

Government policy is moving towards band C for privately rented homes later this decade. Planning upgrades against a C target now avoids emergency works when the requirement lands.

What if a property genuinely cannot reach the standard?

Exemptions exist, for example where all relevant improvements have been made or where consent is refused, but they must be registered with supporting evidence and are time limited. Budget for the assessment work that evidence requires.

Do I need a new EPC after carrying out improvements?

The register keeps the old certificate until a new assessment is lodged. If you have insulated, upgraded heating or replaced glazing, commission a fresh EPC so the improved rating is on record before you market the tenancy.

Funding routes that can offset upgrade costs are covered in our 2026 retrofit funding guide and our MEES compliance guide.
