Solutions

Built for the people delivering UK retrofit

Two focused solutions rather than a catalogue. Both run on the same verified EPC record that homeowners already see, so nobody in the project is arguing about the baseline.

    Retrofit surveyors

Arrive at a survey already briefed. Pull the current certificate, recorded measures and improvement recommendations before the visit, then hand the client a report they understand.

    One-stop-shop providers

Run assessment, funding checks and installation coordination from a single property record, with the homeowner seeing the same figures at every stage.

    Shared foundation

    What both solutions rely on

    One verified record

Official register data, not re-keyed spreadsheets or directory guesswork.

    Client-readable output

Reports written so the householder can follow the reasoning without a translator.

    Consent-led sharing

Property data moves onward only when the household chooses to share it.

    The problem

UK retrofit stalls in the gap between data and delivery

The Energy Performance of Buildings Register holds a record for most homes in England and Wales. Very little of that record reaches the people who act on it in a usable form.

A typical retrofit project touches an assessor, a surveyor, one or more installers, a funding route and the householder. Each party arrives with a different version of the property: a PDF certificate from four years ago, a site photo, an agent's listing, a memory of what the last owner did. Work gets specified against the wrong baseline, quotes cannot be compared, and the householder is asked to make a five-figure decision on information they were never given in plain English.

SaplingEPC closes that gap by making one verified property record the shared starting point. The certificate data, the recorded measures, the improvement recommendations and the modelled savings are the same for the homeowner reading it on their phone and the surveyor pricing the job. Disagreements move from "what is actually there" to "what should we do about it", which is where professional judgement belongs.

    How it runs

From register lookup to delivered measure

Four stages, one record, no re-keying between them.

    1. 1

      Establish the baseline

Pull the live certificate, floor area, fabric, heating system and recorded measures straight from the official register.

    2. 2

      Interpret it

Translate SAP language into plain English: what the band means, which measures are already done, what is realistically left.

    3. 3

      Prioritise and cost

Sequence the remaining measures by payback and rating uplift, with indicative cost ranges and funding signposting.

    4. 4

      Hand off with consent

The householder shares the report with the surveyor, installer or one-stop-shop they choose. Nothing moves without that choice.

    Who it serves

Pick the route that matches your role

Every stakeholder sees the same property record, framed for the decision they actually have to make.

    Homeowners

Understand the rating, see which upgrades pay back first, and approach installers already informed.

    Landlords and agents

Track rental compliance risk across a portfolio and plan the cheapest credible path to a compliant band.

    Installers

Qualify a property before you travel, and quote against a record the customer has already seen.

    Common questions from professional users

Where does the underlying data come from?

The official Energy Performance of Buildings Register for England and Wales, read directly rather than scraped from third-party directories. Scotland maintains a separate register and is not covered.

Does SaplingEPC lodge certificates or carry out surveys?

No. Only an accredited domestic energy assessor can lodge an EPC. SaplingEPC is the intelligence and coordination layer that sits before and around that work, and can introduce accredited professionals.

    How are leads handled?

Property details are shared with a surveyor, installer or retrofit provider only when the household gives explicit consent for that specific purpose. We never route customers to a lender or finance product.

    Are the savings figures guaranteed?

No. Savings, costs and payback are modelled estimates based on register data and published guidance. They support a decision, they do not replace a site survey.
