How to Improve Your EPC Rating from D to C in 2026

A D-rated home costs more to run, sells for less, and limits your mortgage options. Here is the practical sequence to push it into band C without overspending.

Your EPC came back as a D. Bills feel high, the recommendations list is long, and every contractor seems to push a different priority. The result: most homeowners stall. This guide gives you a clear sequence, what to do first, what each step costs, and which measures actually move the rating into band C.

Why band C is the target

The UK Government's Clean Growth Strategy sets EPC C as the minimum aspiration for as many homes as practical by 2035. Band C properties typically use 30–40% less energy than band D equivalents, a difference you feel in every monthly bill.

Start with a current EPC lookup

Before spending anything, pull your live EPC and recommendations using the free Sapling tool. The recommendations section is your shopping list, ranked by impact. If you are unsure how to read it, our EPC ratings guide walks through every section.

    The high-impact measures (in order)

    1. Loft insulation (top up to 270mm)

Cost: £400–£700 for a typical semi. Adds roughly 5–10 SAP (Standard Assessment Procedure) points. The single best return per pound for most homes built before 2002.

    2. Cavity wall insulation

Cost: £700–£1,500. Suitable for most homes built between 1920 and 1990. Adds 5–8 SAP (Standard Assessment Procedure) points and cuts heat loss through walls by around a third.

    3. Heating controls and thermostatic radiator valves (TRVs)

Cost: £150–£400. Smart thermostats and thermostatic radiator valves are cheap wins that the SAP (Standard Assessment Procedure) methodology rewards.

    4. Low-energy lighting

Cost: under £100. Replace remaining halogens with LEDs. Small impact alone, but easy points.

    5. Boiler upgrade (if pre-2005)

Cost: £2,500–£4,000 for a modern condensing boiler. Bigger SAP (Standard Assessment Procedure) impact than most owners realise, and the Boiler Upgrade Scheme offers £7,500 toward a heat pump if you are ready to electrify.

    Funded routes you should check

If your household income is low or you receive certain benefits, you may qualify for free measures under ECO4 or local Great British Insulation Scheme (GBIS) options. Our partner Micro Green Energy handles applications across Surrey and the South East.

What does not move the rating much

Double glazing replacements, new doors, and renewable additions like solar PV all help bills but score modestly in SAP if your fabric is leaky. Insulate first, generate second.

    Re-lodge your EPC after upgrades

An EPC is valid for 10 years, but improvements only count once a new assessment is lodged. Budget £60–£120 for a fresh survey. See typical pricing in our EPC and property value guide.
