The platform

Property energy intelligence, built on official UK EPC data

Sapling turns the government Energy Performance of Buildings Register into something a homeowner, a landlord and a retrofit professional can all act on. One data source, one report, no gatekeeping.

    Architecture

    Three layers, one certificate

Every part of Sapling sits on the same verified record, so nobody in the chain is working from a different version of the truth.

    Layer 1

    EPC data engine

Live lookups against the official UK Government Energy Performance of Buildings Register for England and Wales. Address matching, full certificate detail, recommended measures and estimated savings, returned in seconds with no sign-up.

    Layer 2

    Interpretation and reporting

Raw certificate data translated into jargon-free explanations, cost and carbon context, and a shareable report you own. Households, landlords and professionals read the same numbers without needing an assessor to decode them.

    Layer 3

    Onward routing

When you choose to, your report can travel with you to a surveyor, installer or retrofit coordinator. Sharing is always an explicit action you take, never a background transfer.

    Ecosystem

    The Sapling platform journey

Three stages, in order. Each one only exists because the stage before it produced trustworthy, structured property data.

    1. Live today
      01

      Data

Official EPC register lookups, address matching, certificate detail, recommended measures and modelled savings. The verified base layer every other stage depends on.

    2. Roadmap
      02

      Marketplace Roadmap

A consented route from a report to vetted surveyors, installers and one-stop-shop providers. Sharing stays an explicit action the household takes, never a background transfer.

    3. Intrinsicomms
      03

      Agency

Delivery support from Intrinsicomms Digital Ltd: implementation, integration and digital services for retrofit organisations that want Sapling data inside their own workflows.

    Inside the record

What an EPC actually tells you, and what it does not

Knowing the limits of the certificate is what makes the rest of the platform useful.

An Energy Performance Certificate records the assessor's observation of the property on the day of the visit: floor area, construction of walls, roof and floor, window glazing, main and secondary heating, hot water, lighting and any low-carbon generation. From that, a standard model produces the familiar A to G band, a potential band, estimated running costs and a list of recommended measures.

What it does not do is measure your actual energy use. The model assumes a standard occupancy and heating pattern, so two identical certificates can sit behind very different bills. It also ages: a certificate is valid for ten years, and any insulation, glazing or heating work done since the visit is invisible until a new assessment is lodged. Where the assessor could not inspect an element, the model assumes a default for the property's age band, which can understate a home that was quietly upgraded.

SaplingEPC reads all of that and says so plainly, then flags where a fresh assessment is likely to pay for itself. That is the difference between a certificate lookup and property intelligence.

    The gap we fill

Joined-up retrofit is still rare in the UK

Most households are handed a certificate and left to assemble a project from separate trades.

    Fragmented advice

An assessor, an installer and a grant portal each answer part of the question, and none of them owns the whole plan.

    Unsequenced work

Heat pumps fitted before fabric improvements, or airtightness added without ventilation, lock in cost and risk.

    Opaque funding

Scheme rules change and eligibility is hard to test until someone has already quoted for the work.

    No shared record

Every professional starts again from scratch, and the household repeats itself at every stage.

The platform exists to hold one record across all of it, from the free lookup through to delivery. See how that works in practice on the one-stop-shop page, or what the paid layers cost on pricing.

    Boundaries

    What SaplingEPC is not

Stated plainly, because consumer trust in this sector is earned by being specific.

    • Not an accredited energy assessor. Only an accredited assessor can lodge a new certificate.
    • Not an installer or contractor. We do not carry out or warrant physical work.
    • Not a grant provider or a broker. We signpost published schemes, we do not administer them.
    • Not a finance or lender introducer. We do not route customers to banks or credit products, and we take no commission from them.
    • Not a Scottish EPC service. Scotland maintains a separate register outside our coverage.

Property details reach a surveyor, installer or retrofit provider only with the household's explicit consent. Read the privacy policy and our AI governance position.
