Sapling is a free tool that allows you to look up Energy Performance Certificate (EPC) ratings for properties in England and Wales using publicly available government data.

The Service is provided for informational purposes only and does not constitute professional energy advice.

While we strive to provide accurate information:

• EPC data comes from the UK Government register and may not reflect recent changes
• Savings estimates are indicative and based on typical values
• AI-generated recommendations are suggestions only

For certified assessments, please book a professional survey with a qualified provider of your choice.

We strive to comply with CMA guidance:

• All environmental claims are based on verifiable government data
• Savings estimates are clearly marked as indicative
• We do not make unsubstantiated green claims

To the maximum extent permitted by law:

• The Service is provided "as is" without warranties
• We are not liable for decisions made based on EPC data
• We are not liable for indirect or consequential damages

The Sapling brand, design, and code are owned by Intrinsicomms Digital Ltd. EPC data is Crown copyright, used under the Open Government Licence.

These terms are governed by the laws of England and Wales.
